Tier 1: Finding The Right Tenant (Let Only)

Our Guarantee: If we do not let your property, there is no fee. Western Properties pays for all marketing and advertising costs. You have nothing to lose.

When you choose our Let Only service, we handle everything required to secure a high-quality tenant:

  • Initial inspection and expert rental valuation.
  • Advice regarding compliance with all relevant legislation.
  • Comprehensive advertising across HomesNI, PropertyPal, our website, and social media.
  • Email alerts sent to our database of pre-registered tenants.
  • Accompanied viewings conducted between 9:00 AM and 9:00 PM.
  • Rigorous tenant vetting, including references from employers, previous landlords, and a professional reference (or a guarantor), with supporting information such as recent payslips and bank statements. Credit checks can also be carried out.
  • Arranging collection of the security deposit and first month’s rent.
  • Setting up a direct standing order to your bank account for future rent payments.
