Finding The Right Tenant

When a landlord decides to use our service to find a tenant we will:

  • Provide an initial inspection and rental valuation of your property.
  • Advise with regard to achieving maximum rental value.
  • Advertise your property on www.propertypal.com and our own website www.westernproperties.co.uk, Facebook and Twitter.
  • Advertise your property in the local press.
  • Use an email service that allows potential tenants to register on our database with their requirements and when new properties become available they will automatically be alerted via email.
  • We will check for clients against our database of people currently looking for suitable accommodation.
Western Properties Finding The Right Tenant
  • Western Properties will provide accompanied viewings of your property. We will carry out viewings between 9am and 9pm and will be as flexible as possible so as to meet the needs of your potential tenants and to get the best client for you.
  • When a potential tenant is found we will request that an application form is filled out. The applicant will be required to provide a reference from their employer, a reference from their previous landlord and a professional reference. If the person is not in employment then we will request that a guarantor form is filled out. All references will be followed up by Western Properties.
  • Collect the required deposit and the first period of rent in advance.
  • Set up a standing order to your account for rent payment.
  • Provide tenants with a rent book.

Fully Managed Service - Giving You Peace of Mind

As well as finding the right tenants Western Properties offer a fully managed service to landlords. Even with experience, managing a property can be a full-time job. One you do not need if you already have a full-time job or live overseas. If you own a rental property, or you are a landlord of several investment properties, we can take that load off your plate with our property management services.

If you choose to allow us to manage your property we will provide the following services:

  • Prior to any tenancy beginning we will take photographs of the interior of your property and carry out a property inventory.
  • Every six months we will carry out an inspection of your property and then report back to you regarding the condition of your property.
  • Provide the best local tradesmen to carry out any work on your property at the keenest rate.
  • Make weekly / monthly rental payments directly to your bank account.
  • Manage tenancy renewals.

As a Landlord What are my Responsibilities?

As a Landlord you are governed by a number of pieces of legislation including the Private Tenancies (NI) Order 2006 and the Rent (NI) Order 1978. This legislation sets out the rights and responsibilities of both Landlords and Tenants. Further details can be found at the government website - www.dsdni.gov.uk.

In brief landlords must:

  • Give your tenant your name and address or that of your agent.
  • Provide your tenant with a statement of tenancy.
  • Give your tenant a rent book for recording rent.
  • Provide your tenant with an Energy Performance Certificate for your property.
  • Respect your tenants right to peace and quiet in their home.
Western Properties Landlord Responsibilities
  • Ensure gas, electricity and furniture safety requirements are met in the dwelling.
  • Maintain the structure and outside of the property
  • Give your tenant at least 48 hours written notice before accessing the property to carry out repairs, except in case of an emergency.
  • Follow the correct legal procedures if you want a tenant to leave the property.
  • Protect your tenants deposit under the Tenancy Deposit Scheme Regulations (NI) 2012
